I too will be leaving the Seattle area for Arizona, but for Tucson and not Phoenix. No league access from Monday the 24th through Saturday the 29th, but will have email access:

Would still like to deal multiple picks to move up anywhere in the draft or acquire players.

First of all my monitor died this morning so I'll try and get one tonight or tomorrow. Friday I'll be headed up to Ohio State until Sunday. I may check in sporadically to see if its time for me to pick but that'll probably be it. Hopefully this time I won't be without power for a week when I get home

I will be out of town until Sunday evening with very little computer access...I'll have e-mail on my phone still, however.

With that said, if my next pick comes up before the weekend is done, the Orioles will be done drafting. If it doesn't, I still have some more research I'd like to do on Monday, but I don't want to hold things up.

I'll be out of town until Sunday night/Monday morning. JP and BP have been setup to be able to handle the draft stuff in the meantime. Stay safe on New Year's.

I'm not going out of town, but I will be somewhat distracted of late as I'm looking at *gulp* buying my first home. Just shopping around at the moment, but I've noticed it's consumed a lot of my allotted internet time the last few days.

Good luck! It is a great buyers market out there if you have some extra cash laying around, good credit history and stable employment (whatever that means these days).

Gracias... not so much with the extra cash, but my folks have offered to help out with that for the DP.

That always helps to get things rolling.

There are a ton of options out there, from straight traditional purchases, to foreclosure sales to short sales (where you are actually buying the property for less than what is owed on the property prior to bank foreclosure).

If you have any questions feel free to drop me a line. I'm not an "expert" in the field by any means, however I have some recent experience with a short sale, so I'm pretty familiar with that process now (which can get pretty complicated and take time negotiating back and forth). In the end make sure you have a good realtor and are working with a reputable mortgage company/bank.

30 year fixed rates are almost down to their lowest level again (I believe the BMA for last week was just a hair above 5%. I'd recommend going with a 30 year fixed rate, rather than variable (despite maybe being able to qualify for a little more house on a variable rate).

Anyways, if any questions come up in the process feel free to drop me a line. I still work on the commercial banking side, however have a pretty good handle on the residential mortgage process still.

That goes for anyone else in the league who might be in the market for buying a house and wants to bounce questions off someone who doesn't have a "vested financial interest" in the purchase.

Yep ... good market for buyers who do "due diligence" ...

Here is a link re: First-Time Home Buyer Tax Credit: 6 Things to Know

While the proposed $15,000 home-buyer tax credit died in negotiations between the House and the Senate, the $787 billion stimulus bill that President Barack Obama signed into law Tuesday includes a similar--albeit smaller--measure designed to help revive the real estate market. Here are six things you need to know about the freshly-enacted $8,000 first-time home buyer tax credit ...

My folks just bought a house on foreclosure for investment purposes (rental property) and refi'd their home so my mother has been yapping in my ear at every opportunity about foreclosures. Unfortunately there is jack SQUAT in the area for foreclosures, the economy and housing market in Boulder is still pretty strong. House values have only dropped 3.5% in Boulder in the past year (versus ~10% for the country).

The original plan was to look at buying a home (condo) next year, partly because the market is still comparatively strong here, but that $8k tax credit pushed my schedule up. Hard to say no to free money. I also slip JUST under the limit for the local middle-income earners program which should get me a break on the interest rate. I likely won't get that next year.

My wife is being induced tomorrow morning, and if there are no complications, I expect to be out for the rest of the week. If you want to get a hold of me, you can send me e-mails, because if I have access to anything, it will be e-mail through my phone.

Heading to Zona tomorrow for six days. Will have the laptop with me but probably don't be checking in too often. Will be checking out the Brewers and M's on Friday and Cubs and M's on Sunday.

Lookin' forward to being able to thaw out down there after this crappy winter.
